Planning and Execution of the expansion plan starting from identifying potential locations up to the preparation of the new branch to kick start the operation:
Develop Store network and lead the negotiation & coordination with landlord and major real estate groups for lease space, leasing fee, lease agreement, and basic store layout
Manage store leasing work: feasibility study of projects,...
Maintain and control expansion strategy.
Maintain global store development standards and branding in local market.
Supervise and manage project management to meet building code requirements and quality control.
Cooperate with AGI Design team to ensure handover conditions are met timely and obtain all necessary permits in a timely manner.
Key Accountabilities:
Planning expansion strategy
Keep updating the development of city infrastructure (new road, road expansion, etc).
Build up a good database of retail space in Vietnam and international to easily manage and follow up.
Catch up the trend of retail market & competitors, new legal & regulations relating to real estate, retail aspect.
Keep tracking to all collected sites to update any changes of projects.
Maintain key locations and existing high- performance locations.
Propose solutions regarding Premises for unproductive stores.
Identifying potential locations for expansionLiaising with various agencies in the space search.Enhance relationship with real estate developers to get new site information.Carrying out a detailed feasibility study on chosen locations.Liaising with various authorities to receive necessary approvals (if have).Negotiation with the landlords and finalization of related documents e.g. Heads of Terms, Lease, etc.
Managing and supervising Project:Coordination of the fit- out works with contractors.Coordinating with internal departments in preparation for the new store setup.Ensure the image of brand and quality of fixtures in store.
Demonstrate leadership in managing operations staff. Team development:Manage, coach and develop team members.Build key process & department matrix to ensure roles & responsibility of team members.
