RoleOverview
KeyResponsibilities / Scope of Work
The Financial Analyst will support theValuation & Advisory Services team in delivering accurate, data- drivenvaluation and financial analysis for a diverse range of real estate assetsacross Vietnam. This role combines financial modelling, market research, andvaluation work with a focus on improving efficiency through technology andAI- assisted tools.
You will work closely with senior valuers andcross- functional teams to prepare feasibility studies, valuations, andinvestment analyses that support client decisions and internal advisoryreports.
Market and Data Research
Liaise with brokers, local authorities, developers to validate market assumptions.
Collect, analyze, and validate market data (sales, rents, yields, vacancy, supply pipeline) across property sectors.
Monitor macroeconomic trends, infrastructure developments, and regulatory updates affecting the real estate market.
Site inspections & physical assessment
Visit properties (offices, retail, industrial, hospitality, land) and record key attributes (location, condition, net usable area, access, amenities)
Photograph and map property layouts, surroundings, and constraints
Financial modelling & valuation analysis
Evaluate assumptions for key variables such as market growth, construction costs, rental rates, and capitalization rates.
Build and maintain financial models (DCF, residual land value, income capitalization) to assess project feasibility and investment returns.
Reporting & Advisory
Present findings and insights that guide investment, development, and valuation decisions.
Prepare clear and well- structured reports in English and Vietnamese according to internal template and client requirements
Support senior valuers in preparing detailed valuation reports in compliance with RICS, IVS, and Vietnamese valuation standards.
Client and stakeholder engagement
Respond to client queries and revise deliverables if needed
Prepare presentation slides or summary memoranda for clients or internal stakeholders
Support meetings or calls with clients to explain valuation approaches, key assumptions, and results
Innovation & Digital Efficiency
Collaborate with Investment and Research teams to provide integrated market insights.
Contribute to the team’s digital transformation initiatives and knowledge- sharing culture.
Leverage Excel, Power BI, and AI- assisted tools (e.g., ChatGPT, Power Query, Copilot) to automate data cleaning, analysis, and reporting.
REQUIREMENTS
JobRequirements
- Experience: 1–2 years ofexperience in valuation, financial analysis, or investment advisory, preferablywithin the real estate sector.
- MarketKnowledge: Strong understanding ofVietnam’s property market, particularly in Ho Chi Minh City, acrossresidential, office, retail, and industrial segments.
- TechnicalSkills: Proficiency in Excel forfinancial modelling and valuation analysis. Familiarity with data tools such asPower Query, Power BI, or similar platforms is an advantage.
- LanguageSkills: Proficient in written andspoken English and Vietnamese.
- Education: Bachelor’s degree in realestate, Finance, Economics, or a related discipline.
- Digital& AI Awareness: Curiosityand willingness to learn and apply AI- assisted tools (e.g., ChatGPT, Copilot,Power BI) to improve efficiency in valuation and reporting workflows.
